Site-Finished Solid Hardwood

Maintenance Coat
A maintenance coat is a light, efficient way to refresh your floor’s finish without a full refinish. We gently abrade the surface and apply a new polyurethane layer to revitalize sheen and protection. It removes fine scratches and is ideal in high-traffic areas—best repeated every 1–2 years in busy zones and every 3–5 years elsewhere.
Installing & Finishing Procedures
We believe in keeping our customers informed every step of the way as our specialists complete your wood flooring products. This ensures we meet your exact specifications and that you are completely satisfied with the end result. Below is an outline of the installation and finishing process that is required for most hardwood flooring work.
Installation & Sanding
If your project requires installing new hardwood floors, an estimator will provide you with an idea of the time frame based on the layout of the room and the size of the area to be installed. Unless otherwise stated, the sanding and finishing of your floors will take about three days in addition to the installation time.
Day One – The floor is rough-sanded, filled, fine-sanded, and then stained or sealed. This is a dusty procedure and we will do our best to isolate any dust created in the immediate work area.
Day Two & Three – During each of the next two days, we will apply a coat of finish, which takes about 12-16 hours to dry. Because of this, we recommend no foot traffic on the floors until the next morning.
We also recommend you do your best to minimize drafts or activity in the work area to avoid stirring up dust that could settle into the finish. We will apply satin (low-luster) polyurethane as the final coat of finish, unless otherwise specified.
Maintenance Coats
If you are just having a maintenance coat applied to your hardwood floors, it will only require one day of work in most cases. Drying times for maintenance coats are the same for final finishes on new hardwood floors. In order for the maintenance coat to adhere properly, it is important that floors have not been waxed or oiled since their last finish.
Work Safety
Pryor Floor is dedicated to ensuring a safe work environment for our employees. During the course of our work, we use respirators and dust masks due to our daily exposure to mineral spirits solvent, stains, and finish. While dust and vapors don’t create a health hazard for the household, we still recommend you keep small children, pregnant women, pets, and anyone with breathing difficulties out of the house during the sanding and finishing process.
Arrival Times
Our team works on several hardwood flooring jobs a day, and since it’s difficult to know precisely how long each task will take, we cannot give you an exact time of when we will arrive to your home each day. However, if you call us at 8 a.m., we should be able to give you an estimate of when our crews will be at your job. You are also more than welcome to leave a key or figure out other arrangements for us to get into the house.
Homeowner’s Responsibilities
It is the homeowner’s responsibility to remove all furniture, appliances, and any breakable objects such as picture frames and wall hangings, prior to the start of our work on your hardwood floors. Pryor Floor is also not responsible for reconnecting any plumbing systems.
